Buying a home is exciting — but the roof is one thing you don’t want to overlook. A standard home inspection doesn’t always cover the roof in detail, and the last thing you want is to move in and find a damaged roof. In Middle Tennessee and North Georgia, where storms are common, that’s a real risk. Here’s what to check before you buy.
1. Look at the Roof From the Ground
Step back and take a good look. Watch for sagging, worn spots, and missing or curled shingles. These are easy red flags you can spot without climbing.
2. Ask How Old the Roof Is
Ask the seller or agent when the roof was installed. Most asphalt roofs last 20 to 30 years. Knowing the age helps you judge how much life is left — and whether you’ll be replacing it soon.
3. Check Inside for Water Stains and Mold
Look at the ceilings and walls inside the home. Water marks, stains, or mold can point to a roof leak. Don’t forget closets, the attic, and upstairs rooms, where leaks often show first.
4. Check the Gutters and Drainage
Look at the gutters and downspouts. They should send water away from the house. Check for signs of past flooding or pooling near the foundation, which can point to drainage problems.

Finally, look for clear signs of leaks — damp spots, peeling paint, or stains in the attic. Even small signs are worth a closer look before you commit.
